Rusted Bottom Panels on a Lake Friendswood Home
This door sits five blocks from Clear Creek, and the salt air had eaten through the bottom two panels. The frame and hardware were still solid, so replacing just the panels made sense. We matched the Amarr color as close as the sun-bleached top section would allow, installed new weatherstripping, and added a bottom seal that the old door hadn’t had in years. We pulled the door, re-secured the track with longer lags into the studs, replaced the hinges and rollers, and tuned the opener’s force settings. The result is a door that opens with two fingers of pressure. Not a new door, but another decade of service from one that was about to fail.
Opener Replacement with a LiftMaster Wall-Mount in Wedgewood Village
A homeowner in Wedgewood Village wanted to reclaim overhead space for storage, and the old Chamberlain chain drive shrieked whenever the temperature dipped. We removed the ceiling-mount unit and its rail, installed a LiftMaster 8500W on the wall beside the track, and reran the safety eyes. The garage is now quiet enough for conversation, and the ceiling is completely clear. The homeowner said his wife noticed the difference before he got back from walking the dog.
Impact Damage from a Reversing Truck in Heritage Park
Somebody backed into the door before it finished going up, and the bottom left corner looked like a crushed can. Two panels needed replacing, and the track on that side had shifted a half inch out of square. We ordered the panels from the same manufacturer to keep the profile identical, reinstalled the track, and replaced the cables to be safe. A week later you couldn’t tell anything had happened, and the door balanced perfectly on the scale.
Complete Door Replacement in Polly Ranch
This was a full swap: an early-2000s builder-grade door with a faded panel and a motor that had given up, replaced with a new insulated Clopay steel door and a belt-drive opener. We measured on a Thursday, installed the following Tuesday, and hauled the old door away. The difference in insulation alone changes how that garage feels in July. The homeowner had been parking outside for a month because the old opener stripped its gear; she backed in that same afternoon.
